It's spooky season, and we're calling out a few habits worth ghosting before you start using AI buy or sell a home. Not because they're bad, but because they don't tell the whole story.
Let's be clear: we love AI. Our team uses it every single day. It's fast, it's helpful, and it's a great place to start your research.
But AI doesn't know the nuances of our local market. It doesn't know which streets in Morehead City hold water after a nor'easter, or why two homes in Emerald Isle that look identical online can sell for very different prices. And it definitely doesn't know how it feels to hand over the keys to the house you raised your kids in.
Here are three AI habits to ghost, and what to do instead.
Ghost #1: Uploading your inspection report to ChatGPT and taking its word as final
We get it. Inspection reports are long, full of jargon, and a little scary. Dropping one into ChatGPT and asking "is this bad?" feels like a shortcut.
AI can summarize a report. What it can't do is put it in context:
- It doesn't know what's normal here. Salt air, humidity, and coastal storms mean some wear is expected on the Crystal Coast. Other items, like moisture under a crawlspace or issues with pilings, deserve a much closer look.
- It can't tell a $200 fix from a $20,000 one. AI often treats every item with the same urgency, or misses the one that matters most.
- It doesn't know who to call. We have local inspectors, contractors, and specialists we trust to give a real quote fast, which matters when you're on a due diligence clock.
- It doesn't know your goals. Whether a repair is a dealbreaker, a credit request, or a "we'll handle it later" depends on you and your plans for the home.
One more thing: inspection reports include your address and personal details. Think twice before uploading them anywhere.
Do this instead: Use AI to get familiar with the terms, then walk through the report with your agent. We'll help you sort what's urgent, what's negotiable, and what's just part of coastal living.
Ghost #2: Treating your Zillow estimate as your home's value
Checking your home estimate online is practically a hobby (no judgment, we do it too). But an online estimate is an algorithm's best guess, not an appraisal. Zillow says so itself.
Here's what an algorithm usually can't see:
- Your upgrades. New roof, renovated kitchen, hurricane windows, a fresh HVAC system. If it isn't in public records, it likely isn't in the number.
- The view and the water. Soundfront vs. one row back, a deepwater dock vs. a shallow canal, ocean views from the second floor. On the Crystal Coast, these can swing value dramatically.
- Flood zone and insurance costs. Two similar homes can carry very different insurance premiums, and buyers factor that in.
- Rental potential. In vacation markets like Emerald Isle and Atlantic Beach, rental history and income can shape what a buyer will pay.
- What's happening right now. Local inventory, pending sales, and buyer demand shift faster than public data updates.
The result? Sellers who price off an online estimate can end up too high (and sit) or too low (and leave money on the table). Buyers can overpay or miss out on a great home they wrote off.
Do this instead: Ask us for a comparative market analysis. We'll pull real, recent local sales and walk you through what your home is likely worth in today's market, at no cost.
Ghost #3: Asking ChatGPT how to negotiate your offer
AI will happily give you a negotiation strategy. It'll sound confident, too. The problem is it's working with general advice, not your deal.
What AI doesn't know:
- The other side. Is the seller relocating on a deadline? Did the buyer just lose out on two other homes? That context comes from agent-to-agent conversations, not the internet.
- How offers work in North Carolina. Due diligence fees, earnest money, and due diligence periods all shape how strong an offer looks. Generic advice built for other states can steer you wrong.
- What's actually winning right now. Whether homes in Beaufort are going under contract fast or sitting a while changes everything about your strategy.
- The emotions in the room. Selling a family beach house or buying your first home is personal. A good negotiation reads people, not just numbers.
Do this instead: Bring your questions (and even your AI research) to us. We'll build a strategy around your goals, the specific property, and what we're seeing in the market this week.
So, should you be using AI to buy or sell a home at all? Absolutely.
We're not saying ghost AI completely. It's a great place to start. Use it to:
- Learn real estate terms before you talk to a lender or inspector
- Brainstorm questions to ask your agent
- Get a general feel for neighborhoods and towns
- Draft a list of must-haves for your next home
Then let us fill in the gaps. Since 2017, our team has helped buyers and sellers across Carteret County, from Beaufort to Emerald Isle, and earned 800+ five-star reviews along the way. We know the local details AI tends to miss, and we're here for the emotional side of the move, too.
Don't get spooked by the process
