Myth: Spring Is the Best Time to Sell

It's the real estate cliché everyone repeats: wait for spring, wait for the "peak season," wait for the flowers to bloom before you list. On the Crystal Coast, that advice doesn't hold up.

Fact: Q4 Has the Numbers

According to Carteret County MLS data, Q4 has posted the highest average sale prices of the entire year for four years running. Not a fluke season. Not a one-time spike. Four years of the same pattern.

Here's why that tracks with how our local market actually moves:

  • The rental calendar clears out. Once peak vacation rental season wraps up on the coast, sellers with rental properties can list without losing income mid-season — and buyers get a clean look at the home instead of a rental turnover schedule.
  • Fall buyers are serious buyers. The lookers who wander into open houses in May aren't the ones touring homes in October. Fall buyers are relocating for work, closing out a search before the holidays, and are ready to act.
  • Less competition on the shelf. Inventory naturally thins out after summer, which means your listing is on page one of Crystal Coast home search results. 
  • Buyers want to be settled before the holidays. Nobody wants to be closing on a house on December 23rd. That urgency works in a seller's favor.

204 Water Oak Drive in Newport's Florida Park neighborhood went under contract with multiple offers after just four days on market. The sellers of this 3-bedroom home on a large lot with interior updates, a flourishing garden, and easy water access listed their home on the higher end of our pricing recommendation as well as made minor pre-listing repairs.
