807 Ann Street Special Features:

GENERAL INFORMATION
  • Historic Home Built in range of 1918-1921. Now that the original structure is over 100 years old it is eligible for a Beaufort historic plaque.
  • First major updates to house added in the 1960's: Fireplace on East side of Music Room, Front Porch concrete and metal railing, "Ming Green" Bathroom on ground floor
  • Second major update in the late 1980's / early 1990's: Anderson windows and vinyl siding and awnings added. Vinyl siding and awnings removed by 2Kings.
  • Purchased by 2Kings in 2015 - whole house renovation added 130 heated square feet on main level and 843 heated square feet on second floor.
  • 2Kings stripped the house down to stud walls, replaced all electrical, plumbing, heating and air, low voltage, and insulation, as well as modernized the floor plan.
  • In 2018, the screened in porch was added, the driveway and landscaping in rear yard was completed, and the Detached Studio and Workshop building was added.
  • The Ford House renovation won a Gold Design award in 2018 from the NAHB – Top 3 in its category in "Best in American Living". This was a national award that pitted the Ford House renovation against all renovation homes throughout the country, not a local or neighborhood award, it was presented at the International Building Show in Las Vegas in February 2019.
ARCHITECTURALLY SIGNIFICANT HISTORIC FEATURES RETAINED AS PART OF RENOVATION
  • Original front door + side light windows were moved and re-installed in Foyer addition to retain the original historic-feel of front entrance.
  • Antique glass transom windows found at an architectural salvage added in new attic dormer, as well as the Carport, to coordinate with historic exterior front elevation.
  • 2Kings designed a unique "diagonal" pattern detail in the front gable wall that was derived from several historic structures in Beaufort. Re-used detail on screen porch wall.
  • Historic Front Porch retained - tongue + groove porch ceiling, Doric columns, historic trim, 1960s addition concrete porch steps + stair railing
  • Original wood siding retained and repaired. 2Kings' innovative approach to waterproof the house from the inside, as these historic houses have no wall sheathing or waterproofing, allowed the siding to remain historic and show the patina of age while creating a waterproof perimeter to keep water vapor and humidity outside the home.
  • Original red oak flooring on main floor and heart pine on stairs and second floor maintained. Patched in with period specific 1930's heart pine and red oak to match existing. The offset board in Upstairs Hallway and Playroom Bedroom signifies where the old floor ended and the new square footage and new heart pine floor added.
  • Ground floor 1960's "Ming Green" enamel American Standard plumbing fixtures and mosaic floor retained in ground floor bathroom. New color-matched toilet seat.
  • Custom designed fireplace mantel around antique architectural salvaged corbels
  • Refurbished many of the original light fixtures in the house (Foyer, stairwell, music room)
  • Original house staircase, newels, balusters, railing
  • Original wood heating stove chimney was uncovered as part of construction and used as a structural column in the Kitchen. Added a 1920's cast iron heating and air cover to seal the stove hole on the brick to avoid any new concrete on the brick.
  • Historic cast iron tub in original upstairs bath was reused in the Upstair's Bathroom and the freestanding sink was used in the upstairs Guest Bath with new chrome legs.
  • Reused the original doors and added multiple period doors from salvaged homes in historic Dilworth Neighborhood in Charlotte, NC. New rim-lock door hardware replaces the original hardware on those historic doors.
  • Original house had no crown molding, but it did have a picture rail molding at 6'9" up the wall. To honor that architectural element 2Kings designed a new crown that used the picture rail but appears as a three-piece crown. The historic picture frame was honored while giving the house the ability to function as an art gallery. Every picture can be hung and moved without putting holes in the walls.
  • Replaced old push button switches with new period specific ceramic push-button switch plates with mother-of-pearl switches on the ground floor historic section of house.
MODERN FEATURES ADDED AS PART OF CONSTRUCTION
  • House is fully waterproofed for a historic home with closed cell foam and Tyvek, allowing for historic siding boards to be replaced on exterior without damaging the insulation layer. During Hurricane Florence it took 3 days for temperatures to rise to uncomfortable levels and house avoided the mildew and mold many other "renovated" homes had when water infiltrated through the walls slowly over the days and weeks after the storm.
  • Marvin multi-point doors and windows added with Low-E2 glass and Argon
  • New HVAC system on second floor / ultraviolet light added to bath units during Covid to eliminate germs as the system pulls air through the duct returns.
  • New on-demand Rinnai gas hot water heater with built-in recirculating pump to never run out of hot water and eliminate the weight of a water heater on the historic structure.
  • Structured wiring low voltage box added to serve as central location for CAT6 and cable home run locations. Each bedroom has a wired hardwired line to allow for future smart house systems.
  • Dehumidifier added in Crawlspace and Attic to even off humidity levels in those spaces and reduce any summertime water vapor coming into the home.
  • Surround sound in Family Room and speaker wire to Screen Porch
  • Sealed Crawlspace to prevent moisture intrusion into structure
  • Conditioned Attic space – open cell foam on roof deck creates an additional conditioned storage
  • Whole-house water filtration system (w/ primary filter, dechlorinator, water softener)
  • Reverse Osmosis system (w/ connections to kitchen)

EXTERIOR FEATURES ADDED
  • Large colored concrete Driveway w/ custom diamond "cut-in" pattern – one of the only homes in on Ann St that can fit four cars in the driveway without having to move any cars to get out. Can fit about 8-10 cars on entire driveway without parking on the street.
  • Grass-pave runners added with crushed shells under the historic trees to not damage the root systems, and also allow water sheading off the concrete driveway to slow down and infiltrate the ground instead of immediately running into the city sewer.
  • New standing steam aluminum roof on Front Porch (installed 2022)
  • Red balau exotic hardwood decking off Master Bedroom with Ipe top handrail. Hidden gutter under decking sheds water down a copper rain chain at side door.
  • Brazilian multi-color slate tile on Screen Porch + Studio/Workshop breezeway floors
  • Vaulted ceiling on Screen Porch with 2Kings designed roof deck that allows a more historic 1x6 ceiling to be visible from below, and a traditional sheathing for structure and waterproofing above.
  • Bronze insect and storm-resistant screening
  • Salvaged heart pine from original house roof rafters re-purposed and milled into custom Screen Porch doors (made by local Beaufort carpenter)
  • Golf cart parking + charging area
  • Freestanding Outdoor Shower (w/ bench in dry-changing area, red balau exotic hardwood decking)
  • Stained fence on West side was screening material designed by 2Kings and used for Beaufort Wine + Food for their annual Wine + Food Festival. The stained strips of Meranti plywood were manufactured locally and stained different colors on each side and assembled as moveable walls. After being used successfully during the event for several years it was then re-purposed as a fence on the property.
KITCHEN
  • Designed for family living and large group entertaining – the two-tiered island topped with "White Venatino Extra" 3 cm polished marble countertops is perfect for prepping and serving, as well as serving as an impromptu dining space with wine + cheese with friends or orange juice + pancakes with the family.
  • Custom cabinets made by The Cabinet Shop, feature many custom details including:
    • Flush-inset solid maple cabinets (5-piece drawer fronts, heavy duty soft close drawers, wire for future in-cabinet upper lighting)
    • Vintage ice-box style door latches with exposed hinges lend a more historic look to the cabinet fronts in a more open-style modern kitchen design. Hinges on doors simulate vintage hinges, but doors have modern adjustable hinges on inside.
    • Inserts: built-in appliance garage, double trashcan pull-out; 2-tier magnetic utensil drawer; vertical sheet pan pull-out; Rev-A-Shelf heavy-duty appliance lift for mixing stand; "hidden" storage with pull-out maple drawers behind island panel
    • Custom magnetic black board inserts added to refrigerator to display cards and memorable moments
  • Step in Pantry - Custom California Closet system (w/ 3 cm countertop, soft-close "French Shaker" drawers, wire basket pull-out drawers)

DINING ROOM
  • Converted this room from a Bedroom on the original house into the Dining Room and added another door into the Music Room.
  • Reinforced the ceiling with engineered wood to be able to handle a heavy light.
  • Original historic fireplace mantle w/ relief cast-iron fireplace cover (from Wiley H. Taylor house on Marsh Street).
FOYER + HALLWAY
  • New entry added with coat closet. Utilized part of the existing covered Front Porch to enter into a more defined entry Foyer instead of walking directly into the Music Room.
  • New custom designed and patina-painted bookshelf in hallway
  • "Dog room" with custom built-in kennel space for furry family members (also accessible from Ming Green Bathroom storage bench seat)
