If You're Waiting for Mortgage Rates to Drop Before You Buy, Read This First

If you've been watching mortgage rates and holding off on buying a home, you're not alone. It's the number one question our team hears from buyers right now: "Should I wait for mortgage rates to drop?"

It's a fair question. As of late September 2026, the average 30-year fixed mortgage rate was over 7%, according to Freddie Mac. Rates have crept up over the past few weeks, and that makes plenty of buyers nervous.

But waiting has a cost too. Here are three things we share with our own clients when they ask whether to sit on the sidelines. They come from years of helping buyers through markets where rates rise and fall.

1. Home Prices Don't Wait for Rates

Here's the trade-off most buyers miss: if you wait for a lower rate, you may pay a higher price for the same home.

Coastal property in Carteret County has a long track record of gaining value. When rates do fall, buyers who were waiting tend to rush back in at once, and more buyers chasing the same homes pushes prices up. A lower rate on a higher price can leave your monthly payment about where it started.

Average sale prices along the Crystal Coast have risen 11% since this time last year.

The bottom line: you can refinance a rate later. You can't renegotiate the price you paid.

2. Less Competition Means More Leverage for You

While you're waiting, so are a lot of other buyers. That's good news for anyone ready to move now.

Fewer buyers in the market means:

  • Time to make a thoughtful offer instead of a rushed one
  • More flexibility to put together terms that work for both sides
  • A strong selection of homes to choose from

As of October 14, there are 712 active residential properties in the MLS and an average sale price of $629,547.

Buying when others hesitate often means better terms than buying when everyone jumps back in.

So, Should You Wait?

That depends on your goals, your budget and how long you plan to stay. But if interest rates are the only thing holding you back, it's worth running the numbers before you sit out another season.

Talk to a trusted mortgage lender about your options, including rate buydowns, adjustable-rate loans and refinancing later. Then talk to a local agent about what's happening in the specific neighborhoods you're considering.

What This Means for Crystal Coast Buyers

National headlines don't tell the whole story. The Carteret County market moves differently from town to town. A condo in Atlantic Beach, a family home in Morehead City, a soundfront lot in Cape Carteret and a historic home in Beaufort each have their own pricing, inventory and buyer demand.

Whether you're buying a primary home, a second home in Emerald Isle or a vacation rental investment, the right timing depends on what's happening in your target area, not just what the Fed does next.

Frequently Asked Questions

Should I wait for interest rates to drop before buying a house?

Not necessarily. Waiting can mean paying a higher price and facing more competition once rates fall. If you find the right home and the payment fits your budget, you can refinance later if rates drop.

What is the historical average 30-year mortgage rate?

Since Freddie Mac began tracking in 1971, the average 30-year fixed rate has been about 7.7%. The 3% rates of 2020 and 2021 were historic lows, not the norm.

Will mortgage rates go back to 3%?

Most economists don't expect a return to 3% rates any time soon. Those lows came from unusual pandemic-era conditions.

Is now a good time to buy a home in Carteret County, NC?

With many buyers waiting on the sidelines, today's buyers often face less competition and have more room to negotiate. A local agent can show you how current inventory and pricing look in your target town.

Can I lower my mortgage rate after I buy?

Yes. If rates fall, you may be able to refinance. Ask your lender about rate buydowns or seller-paid concessions, which can also lower your rate at closing.
