How did Beacon's Reach real estate compare to the rest of the island in the first six months of 2025?
The latest real estate data pulled from the NCRMLS from January through June shows that Beacon's Reach outperformed the island average in several key areas this year. Residential properties in Beacon's Reach sold faster (at a median of 20 days vs. 44 days island-wide) and closer to their asking prices, with an average 97.11% sold-to-list ratio.
Although the average sold price in Beacon's Reach ($875K) was slightly above the island average ($845K), price per square foot was a bit lower, reflecting larger home sizes in this coastal community. Overall, Beacon's Reach remains a highly desirable area with strong market activity, relatively low price reductions, and fewer days to sell.
